EXISTING FLOOR PLAN WITH MILLWORK AND EQUIPMENT.

The next step of documenting the existing conditions is to document the following:

·       Existing casework/ millwork including base cabinets, upper cabinets counter tops. It is

very important to know if the existing casework will remain or will be removed.

·       Location, dimensions and type of existing sink because the sink usually has a fixed

drain connected to the house main sewer line and vent pipe that is going through the

roof. Moving the sink will have other implications such as wall demolition and ceiling

demolition in the floor below to accommodate the new pipe from the sink drain to the

main house sewer line.

·       Location of the garbage disposal under the sink because it is considered as a plumbing

fixture and equipment since it is connected to the sink drain at one end and to the sink

waste from the other end and will require power.

·       Existing Fixed equipment such as refrigerators, dishwasher, Range and fixed

microwave either, above range microwave which sometimes will have an exhaust vent

to the outside or microwave drawer. Again, it is very important to know if this equipment

will be removed and replaced or relocated or kept in place because the dimensions of

the equipment mentioned above do change each year within the same manufacturer or

different manufacturers.

·       Location, type and number of existing electrical outlets and how high from finish floor.

Please note that the dishwasher, electrical range and microwaves will have hidden

outlets that shall be located.

·       Location of all existing light switches and telephone jacks.

·       Location and type of all existing task light.

·       Location of all existing base board, toe kick heaters.

·       All this information shall be documented on a floor plan and a legend.

·       If the existing casework/ millwork will remain it might be necessary to include them in

the existing condition documentation to include the height and material.
