Another critical area to be surveyed and documented is the ceiling. The components of the ceiling include:
The ceiling itself which is usually made of painted gypsum board or plaster. the issue
with this type of ceiling in houses that it is usually fastened to a wood joists, but what is
the wood joist?
Wood joists or floor joists when supporting floors

and some times is called ceiling joist when supporting
ceiling and they are horizontal structural wood members
used in framing to support floors and ceilings, running
parallel to each other between beams or walls.
The size of the joists varies with common sizes for floor
joists being 2"x 6", 2"x 8", 2"x10" and 2"x 12". larger
spans needs bigger joist sizes. The spacing between joists varies too. the common
spacing are 12", 16", and 24" the smaller the distance the more load it can bear.
The spacing between ceiling joists is particularly important, especially when recessed
light fixtures are involved, as the body of the light fixture must fit between the joists.
There is limited flexibility in the placement of light fixtures, as the joists determine their
location.

The interior soffits, but what is the interior soffit?
The soffit is an enclosure either by gypsum
board and studs or wood and studs.
The soffit is built to enclose ducts, pipes electrical wires or left empty.
Existing upper cabinets and any crown moldings which will be the boundary of the
ceiling.
Existing light fixtures types and locations shall be documented.
Switch locations shall be documented and marked to which light fixture it is connected
to.
